Regulators Are Already Watching Sun Communities
You are not the first to raise the alarm, and this site is not the first file on Sun Communities sitting on a government desk. The documented record, so far:
Connecticut — an attorney general opens an inquiry (2023)
In February 2023, Connecticut Attorney General William Tong opened an inquiry into Sun's Beechwood community in Killingworth, Connecticut, after residents reported sustained, escalating rent increases following Sun's 2019 acquisition of the community — alongside, they said, deteriorating conditions. An inquiry is not a finding; it is a regulator deciding the complaints warranted a formal look. It remains the clearest proof on record that a pile of specific, organized resident complaints gets a billion-dollar landlord investigated.
Washington — a Senate letter (December 2025)
On December 9, 2025, Senator Maggie Hassan sent letters to Sun Communities and five other corporate manufactured-housing owners — among them firms tied to some of the largest private-equity landlords in the country — demanding answers about rent increases and treatment of residents. Congressional letters run on constituent evidence. Every dated, specific, documented complaint from a resident of the state doing the asking is material those offices can use.
The lesson for residents
Regulators do not lack suspicion of this industry; they lack organized evidence — the same fact pattern, documented the same way, across many communities, impossible to dismiss as one disgruntled tenant. That is the entire design of this portal: structured reports, a buyback ledger, signed affidavits, and delivery to all 50 state attorneys general with a public Silence Index tracking who answers and who doesn't. The watchers are already watching. The job now is to hand them something they cannot file away.
