The facts that matter

• Your community and your dates — when you moved in, when things happened.
• The numbers — lot rent then and now, fees and pass-through charges, any buyback offer (amount, date, who made it), any outside offers you received, and what the home later sold for if you know it.
• What management said — in writing if you have it. Letters, notices, emails and texts are gold; save them.
• The harm — money lost, repairs unpaid, a sale stalled, a home surrendered.

Three kinds of witnesses

• Past residents — you got out. Your closing paperwork and your memory of how it ended are evidence.
• Current residents — you are living it. Anonymous and resident-verified options exist; in Florida, retaliation against you for complaining to an agency or organizing is itself unlawful (Fla. Stat. § 723.0615).
• Being strong-armed now — a buyback offer on the table, a sale being blocked, an eviction threat. These reports jump the line, because deadlines matter.

The affidavit option
