SUNCOMPLAINTS.COM · THE ALLEGED GAMES
The Buyback Machine
Here is a number Sun Communities publishes, and a number it doesn't. In 2025, according to its own annual report, Sun recorded 10,179 resident move-outs, sold 354 new homes, sold 1,210 pre-owned homes, and brokered 1,646 resales. Home sales brought in $333.8 million against $263.8 million in home costs. What the filings never say: what Sun paid the departing residents for the pre-owned homes it turned around and sold.
The allegation
Residents — including, as the founding account behind this site, residents of La Costa Village in Port Orange, Florida — allege a repeatable pattern: when a resident is at their weakest (illness, a death in the family, a rent hike they can no longer carry), the park is the only realistic buyer, because the home cannot be moved and outside sales can be slowed by buyer-approval processes. The park's offer, residents allege, lands far below what the home is worth — and weeks or months later, the same home is listed by the park at something much closer to that worth. One La Costa account describes a home the company took for about $5,000 that the resident values at $50,000. That account is unverified and is being investigated as this site's first records pull; it is published here as an allegation, not a finding.
Why the ledger matters
One story is an anecdote. A ledger is a pattern. Every community page on this site carries a Buyback & Blocked Sale record: what the resident was offered, what outside buyers offered, what the park paid, and what the home later sold for — each figure dated and sourced. When enough rows accumulate, the question answers itself with arithmetic instead of argument, and the resulting table is exactly what an attorney general's office or a Senate committee can act on. Sun could end the argument tomorrow by publishing its buyback-versus-resale spreads. Until then, residents' records are the only ledger there is — so we are building it.
