The Land-Lease Trap

Start with the arrangement itself, because everything alleged about Sun Communities flows from it. In a land-lease community, the resident buys and owns the home — and rents the land underneath it from the park owner, month after month, forever. Sun Communities is one of the largest landlords in this business: 455 properties and about 156,000 sites across the U.S. and Canada as of mid-2026, per the company's own statements.

Why you can't just leave

A house you can drive away sounds mobile. In practice, moving a manufactured home is a major construction job. Industry moving guides put a full-service move at roughly $5,000–$10,000 for a single-wide and $10,000–$15,000 or more for a double-wide — before site prep at the destination, permits, and reconnection. Older homes fare worse: homes built before the June 1976 federal HUD code often cannot legally be re-sited at all, and many homes that have sat for decades have water or structural damage that makes a move physically unsafe. For a senior whose home is worth $30,000, a $12,000 move to a lot that may not exist — most parks have waiting lists, and many won't accept older homes — is not an exit. It is a wall.

What the wall is worth to the landlord

Sun's own 2025 results show where the money is: of $2.306 billion in total revenue, about $1.766 billion was real-property rent. Rent on land the resident cannot leave is the most reliable income stream in real estate, and it can be raised in ways an apartment tenant never faces — because the apartment tenant can actually move out. Residents allege that this captivity is not a side effect of the model. They allege it is the model: raise the lot rent, squeeze the fixed income, and when the resident finally breaks, be standing there to buy the home they cannot take with them.

What is documented, and what is alleged

Documented: the structure, the moving costs, the rent revenue, and the fact that a federal antitrust case and a Senate inquiry have both questioned how lot rents get set in this industry. Alleged — by residents, in their own accounts on this site and elsewhere — is the intent: that the squeeze is the strategy. This portal exists to test the allegation with records: rent histories, buyback offers, and resale prices, community by community.
