- other · 2020-12-20 — City of Ventura Mobile Home Rent Review Board annual report for 2018-08-16 to 2020-12-20. It records that a Lemon Wood resident asked the Rent Administrator on 2019-07-16 to deny three capital-improvement projects; the city approved them as capital improvements in a final response on 2019-08-28, for a rent increase effective January 2020. The disputed projects were a new sewer main for pool bathrooms, new lake and waterfall liners, and replacement lake landscaping, which residents allegedly believed did not provide substantial betterment. Tables list Lemon Wood for January 2021 with a 1.4% CPI increase of $9.28-$15.49, base rent range $672.39-$1,121.75, capital-improvement total $44.40 per space, and maximum rent range $716.79-$1,166.15; for January 2020 the capital-improvement total was $46.50. The Board's conclusion flagged capital-improvement rent increases and residents' lack of appeal rights as a major concern. Original source
Themes: rent, pass-throughs, governance, maintenance - other · 4.5 — Birdeye lists Lemon Wood at 850 Johnson Dr with 4.5 stars from 67 reviews, with visible praise for amenities, community events and the lakes. A credit/mortgage-approval complaint snippet shown in search results for this page was identical to a snippet shown for Lakefront's Birdeye page, so it is not attributed to Lemon Wood here. Caution: Birdeye is an aggregation source with documented cross-park pool mixing and park attribution is uncertain. Original source
Themes: amenities, management - google-reviews · 4.7 · 2025-02-01 — Loc8NearMe mirrors Google reviews for Lemon Wood, 850 Johnson Dr, Ventura, at 4.7 stars from 32 reviews. Themes: governance, management - other — MHBO lists Lemon Wood as a 231-lot 55+ gated community and states lot rent ranges from $450 to $550 monthly including trash pickup, water and sewer. No date is shown and the figure conflicts with the City of Ventura's documented January 2021 maximum rent range of $716.79-$1,166.15 and with a 2025 resale listing, so it should be treated as an unverified, possibly outdated or space-specific claim.
