- Club Rio Homeowners Association Inc v. Sun Communities Inc, et al
State court — Volusia County (OPEN) · Volusia County Circuit Court (CCMS) · Docket: 202613667CIDL · Filed: 2026-09-25
The homeowners association for Hacienda Del Rio (Edgewater) sued Sun over Sun's plan to pass its ad valorem property taxes through to residents as a rent component: the HOA contends the original prospectus does not authorize a tax pass-through and that Chapter 723 therefore bars it, and says Sun refused to meet with the board. Per the HOA's 2026 newsletters, 400+ residents signed a Statement of Dispute authorizing the HOA to act for all residents, and Sun has new residents sign an acknowledgment that they will pay the tax. These are the HOA's allegations; the case is pending.
Outcome: PENDING / OPEN — ad valorem tax pass-through dispute (Ch. 723)
What residents say elsewhere
Collected from public sources, summarized and attributed, with links to the originals. Summaries describe what reviewers and reporters say; allegations are not findings.
- google-reviews — A detailed resident review, presented as an allegation, criticizes a perceived conflict of interest involving management advice, says lot rent rose 5 percent yearly at the prospectus maximum with little visible improvement, and cites a frequently failing front gate, dated fitness equipment and messy boat/RV storage, arguing high rent depresses home resale values.
