- Gilbert v. Traverse City Area Public Schools, Sun Communities, Inc., et al. (King's Court)
State court — wrongful death · Grand Traverse County Circuit Court (13th Circuit), Michigan (per filing reports) · Docket: Not published in sources located · Filed: Dec 19, 2024
Kimberly Gilbert sued Traverse City Area Public Schools and its officials, Sun Communities, Inc., Northern Michigan Water LLC, and the driver after her 8-year-old son, Jayson Hoogeveen, was struck and killed on September 3, 2024 — the first day of school — at the King's Court school bus stop. The complaint alleges the stop was unreasonably dangerous (located in the active management-office parking lot, under 200 feet from an intersection, without proper signage), that roughly 40–50 formal complaints about the stop had been made over several years, that TCAPS and Sun planned in spring 2023 to relocate the stop but did not do so until about two months after the death, and that the driver was distracted by Sun Communities paperwork while backing up. The suit seeks in excess of $100 million. All claims remain allegations.
Outcome: Pending — no disposition reported in any public source located as of 2026-10-15

- news · 2026-01-17 — Letter by King's Court resident Ron Miller (Garfield Township), published in the Traverse City Record-Eagle around Jan 17, 2026. He alleges Sun has a policy to clearcut a lot after an older home is removed: the home across his street was removed Jan 13 and Sun intends to cut a healthy, magnificent roughly 100-year-old maple on the lot per that policy. He says he has tried repeatedly to reach corporate - they never answer phone, texts or emails, and his registered letters come back refused. His allegations. Original source
Themes: maintenance, management - news — Supporting letter by Barbara Cross of Traverse City echoing Miller's clearcut allegation and calling for the roughly 100-year-old maple at King's Court to be protected. Original source
Themes: maintenance, management - other · 2024-12-19 — Law-firm summary of a wrongful-death suit filed Dec 19, 2024 by Kimberly Gilbert (Sam Bernstein Law Firm) against Traverse City Area Public Schools, Sun Communities, Inc., Northern Michigan Water LLC and driver Matthew Butler, seeking nine figures ($100M+), after her 8-year-old son Jayson Hoogeveen was struck and killed on Sept 3, 2024, the first day of school, at the King's Court school bus stop. The suit alleges the stop was dangerously positioned (in an active management-office parking lot, under 200 ft from an intersection, no proper signage), that roughly 40-50 formal complaints over several years flagged the hazard, and that TCAPS and Sun planned in spring 2023 to relocate the stop but the move was not implemented until about two months after the death. Allegations, not findings. Original source
Themes: safety, management - other · 2024-12-19 — Second law-firm summary of the same Gilbert wrongful-death suit; adds the allegation that the driver was distracted by Sun Communities paperwork while backing up when the child was struck at the King's Court bus stop. Allegations, not findings. Original source
Themes: safety, management - other · 3.0 (95 reviews) — FLAGGED HARD - via Birdeye aggregate (pool-mixing documented; park attribution uncertain): this page's visible review text is verbatim identical to the Hunters Glen Birdeye page (the same friendly-folks text, the same 'this is 455' plowing complaint, the same high-water-bills text and the same Sandi Philips sales complaint), which is direct proof of pool-mixing. Nothing on this page is attributed to King's Court. Original source
Themes: management - other · 3.0 (110 reviews) — Via Birdeye aggregate (pool-mixing documented; park attribution uncertain), though the visible text reads park-specific: one reviewer describes one of the worst experiences, with the office closed during office hours, a week to get a callback to view a house, and a salesperson who did not show; another calls the park a scam run to extract money. The park's own site scrape (4kingscourt.com) shows 1.9 from 7 reviews. Original source
