- news · 2026-03-09 — WDIV Local 4 (ClickOnDetroit) investigation: named longtime Rudgate Manor homeowners (residents of 46, 35 and 17 years) say lot rent has risen nearly 85 percent since Sun Communities took over, with the first sharp increases in 2012-2013, and now stands at $786 a month, about $40 more than the prior year. A 78-year-old resident who moved in when rent was $278 says she still works two days a week at a laundromat and has under $100 left monthly; a 68-year-old says a roughly $39 increase is about $480 a year on a fixed income. Residents say they sent letter after letter asking for help; Local 4 was told at the park office that staff could not speak, and Sun had not responded through its online portal by airtime. Themes: rent - google-reviews · Birdeye 3.3 (872 reviews) — Large mixed aggregate for the 931-unit community at 5150 Rudgate Cir. Park-specific reviews allege off-leash pit bulls, rats and stray cats, three homes burned during one resident's tenure, and a late-payment dispute in which a resident who paid on the 15th alleges the check was not processed until the 19th and another $190 was charged because a court filing had been started that morning. Other compilation reviews allege annual increases of $35-50, rent over $1,000 a month for a single-wide, rude office staff and unreturned calls and emails, and police advising of a high rate of items stolen from parked cars. Caution: this Birdeye page also carries reviews that name other Sun parks (including Cider Mill Crossings), confirming aggregator cross-mixing. Original source
