- Scio Farms disability fair-housing complaint (Fair Housing Center of Southeastern Michigan / Renaissance Community Homes v. Sun Community Homes)
HUD complaint — resolved by settlement · U.S. Department of Housing and Urban Development (complaint); resolved by private settlement agreement · Docket: — · Filed: Complaint Mar 2011
The complaint alleged Scio Farms twice denied lease applications from adult men with developmental disabilities because the leases would be signed by their guardians (and, on re-application, by representative payees as co-signers) rather than by the applicants personally — a policy the Fair Housing Center said made it practically impossible for people with developmental disabilities to live at the park.
Outcome: Settled — Sun Community Homes paid $39,500 total ($30,000 + $9,500), plus training, policy changes, one year of compliance monitoring. Settlement, not an admission · Outcome date: May 16, 2013

- news · 2013-05-16 — AnnArbor.com report on a fair-housing settlement: after the Fair Housing Center of Southeastern Michigan and Renaissance Community Homes filed a HUD complaint, Sun Community Homes agreed (settlement signed May 16, 2013) to pay $30,000 to Renaissance Community Homes and $9,500 to the Fair Housing Center, which would monitor Sun for fair-housing compliance for a year; Sun also agreed to staff training and policy changes. The complaint alleged Scio Farms twice denied lease applications from men with developmental disabilities because the guardians/representative payees signing the lease would not live in the home, and that testing showed the policy was not applied equally (a tester posing as a student with out-of-state co-signing parents was granted a lease). Sun did not respond to requests for comment. A settlement, as reported - not a court finding. Original source
Themes: management - other · 2013-06-25 — The Fair Housing Center's own release on the $39,500 Scio Farms settlement, detailing the March 2011 complaint, the two denials (guardians signed the lease; then representative payees co-signed), and the center's position that the policy made it practically impossible for people with developmental disabilities to live at Scio Farms. Themes: management - google-reviews — Google reviews for this park: a 10-year resident says lot rent rose from $500 to $700 over that period while their trailer has been paid off since day one, and alleges that about two years ago management handed his father-in-law (who does not live there) an eviction notice after the office applied their rent to someone else's lot, despite more than five years of on-time payment. Others allege the office does not enforce any rules, streets are terrible, and the neighborhood is unsafe with constant police presence, package theft and car break-ins. Original source
Themes: rent, management, safety, maintenance - other — ApartmentRatings reviews include a Sept 2026 current-resident review (1.7) calling management less than professional and hypocritical, and a June 2020 review (1.5) alleging children are not safe walking to the bus stop amid threats, gunshots, fireworks and drug dealing (the reviewer cites the park's 'Psycho Farms' nickname). Allegations. Original source
Themes: safety, management - other · 3.3 (363 reviews) — Via Birdeye aggregate (pool-mixing documented; park attribution uncertain): rated 3.3 across 363 reviews; visible snippets complain that rules are not enforced relative to the lot rent charged and that rent is too high for what the park is.
