Themes: rent, fees - news · 2009-07-17 — FLAG - predates Sun's 2025 acquisition by 16 years; prior Saduk family ownership, reported about the Carol Lynn Resorts complex. Woodall's Campground Magazine (July 17, 2009, via the Cape May County Herald) reported that residents ordered out of their park-model homes by Nov 1 - after the state DCA adopted a six-month interpretation of 'seasonal' use - packed a Woodbine Borough Council meeting to confront owner Anthony 'Smokey' Saduk, who was also a council member. Residents, many on fixed incomes, said the resort had been advertised as year-round and that they had bought believing they could stay for life; one shouted that he had been defrauded. The state later moved to grandfather existing park models. Historical context only - not Sun conduct. Original source
Themes: governance, management - news — FLAG - same 2009 pre-Sun dispute under the prior family owners. Woodall's reported tenants telling the Woodbine council that campers hold 99-year leases and pay property taxes; that the owners' letter forced a choice between year-round and seasonal maintenance fees and warned tenants could lose year-round status; and that tenants believed if they sold their trailers the year-round leases could not transfer to buyers - new leases would be seasonal only - which they said would lower their trailers' value. The council introduced a measure repealing the borough's campground residency restrictions. Included because lease-transfer limits on resale are exactly the kind of term residents should verify under the new owner. Original source
