- Estate of Emma Davidson v. Sun Communities (Cape May septic-tank death)
State court — wrongful death (underlying suit) · New Jersey state court (Cape May County), per the federal coverage record · Docket: — · Filed: Jun 28, 2021
On or about April 3, 2021, three-year-old Emma Davidson fell into a septic tank at a campground/RV resort owned by Sun in Cape May, New Jersey, and died of her injuries. Her parents, as administrators of her estate, sued Sun. The federal coverage opinion does not name the campground; Sun Outdoors Cape May is the Sun resort in Cape May listed in Sun's FY2025 SEC filing (acquired 2021), and the opinion describes the resort as Sun-owned at the time of the incident. Sun's follow-on coverage suit against its insurer is in the federal section.
Outcome: Settled at mediation — family suit resolved by a mediated monetary settlement; amount not disclosed in sources located. Settlement, not an admission · Outcome date: Settlement reached before Mar 2023

- other · 3.6 (216 reviews) — FLAG - circa 2017, predates Sun's 2021 acquisition (the park, 491 US Route 9, was then the family-run Holly Shores). On Tripadvisor's listing for the park (3.6, 216 reviews), a seasonal park-model owner of 5 years alleges a fee-heavy regime: $24 charged when grandparents came to pick up the children (refunded as an in-and-out), three cars paid for the season, an $8/day rental-car pass ($88 over 11 days) demanded while their car was in the shop, no parking provided for the third paid car, and owners who screamed at the front desk. When the family sold, they say they were required to have a front deck built by the park before selling and were charged $650 for plywood steps, and that many seasonals were unhappy.
