- other · 4.0 (198 reviews) — A seven-year seasonal site holder (owns a park model, not the land) alleges the corporate buyer cut funding while raising prices: most seasonal fees now around $7,500 for only 7 months of access versus roughly $5,000 for 12 months previously, plus new charges including an 'electric meter check' fee and a $1,000 transfer fee to sell your unit that used to be free. They also allege repeated water-main breaks and shut-offs without warning, multiple electrical outages, pools and hot tub closed for stretches including summer, WiFi promised in the contract but not working, doubled prices for stone deliveries owners must spread themselves, winter access to check campers closed off, and multiple dangerous dead trees left standing after repeated requests, causing car, trailer and park-model damage. TripAdvisor's overall rating is 4.0 from 198 reviews. Original source
Themes: fees, rent, maintenance, utilities, amenities, management, safety - other — Another seasonal guest alleges chronic low-voltage electrical problems all summer that left their camper without enough power to run air conditioning, and says the manager's proposed fix was to unplug their surge-protection (EMS) system — which they refused, citing fire and appliance-damage risk — after which the manager allegedly stopped speaking to them; the reviewer warns the campground's electrical system is undersized for its size. Themes: utilities, safety, management - other — A seasonal guest reports tree damage left water damage inside their camper and porch and a porch roof needing full replacement, says they no longer feel safe bringing their family, and notes other reviewers report similar tree damage with nothing done; Sun's posted management response says its claims team was reviewing the incident. The same review claims the park's seasonal fee is higher than comparable area campgrounds including beach-area parks in NJ. Original source
