Bear Lake Resort
Garden City, UT · Owner: Sun Communities, Inc. (NYSE: SUI)
Proposed development, never built as a Sun resort: in 2021 Sun proposed a 500+ unit RV resort on about 110 acres at the south end of Garden City, UT, on land it did not then own, seeking rezoning. No street address exists for the proposed site. The operating Garden City resort is the separate Sun Outdoors Garden City Utah community.

- news · 2021-05 — Trade-press coverage (citing KSL-TV) of Sun Communities' proposed 'Bear Lake RV Resort' in Garden City — the development this SEC Schedule III line appears to represent: more than 500 units on about 110 acres on the south end of town (population roughly 600). Local residents are reported to oppose the scale, raising traffic and safety concerns and noting the only access would be a narrow residential street; Sun did not yet own the land and was seeking a rezone of mostly residential parcels to a planned-unit-development designation. Former mayor John Spuhler said concerned citizens packed a planning commission meeting, the majority against the proposal, and a traffic study was commissioned. No operating resort or guest reviews exist under this name — it is a proposed/development property, not the operating Sun Outdoors Garden City Utah resort at 2126 S Bear Lake Blvd. Original source
Themes: governance - news · 2021-05 — Companion trade-press report (citing HJ News) on the same Sun Communities proposal, called 'Bear Lake RV Resort' in its application: roughly 500 dwelling units on 110 acres between Hodges Canyon Road and the Pickleville Playhouse, west of existing homes on State Route 30, with planned amenities including a clubhouse, resort-style pool and trail network. Former mayor John Spuhler is quoted calling it by far the largest development ever proposed in Garden City; residents are reported nervous it could change the town's direction. Sun's SEC filing lists 'Bear Lake Resort,' Garden City, UT as acquired in 2022, consistent with land assembly for this project. Original source
